What does a Property Manager do?

Have you ever wondered what a property manager does? You might be surprised to learn just how much goes into managing properties! A property manager is responsible for overseeing a variety of tasks related to the maintenance and rental of properties that can save you a lot of trouble. Let's take a closer look at some of the key responsibilities of a property manager.

What does a property manager do?

First and foremost, a property manager is responsible for maintaining the physical condition of the properties they manage. This includes overseeing routine maintenance and repairs, ensuring that the properties are clean and well-maintained, and making any necessary updates or improvements to keep the properties in top condition.

In addition to physical maintenance, a property manager is also responsible for managing the rental process for the properties they oversee. This includes advertising vacancies, screening potential tenants, negotiating lease agreements, collecting rent payments, and handling any issues or disputes that arise during the tenancy.

Beyond the day-to-day tasks of property maintenance and rental management, a property manager must also stay up-to-date on industry regulations and laws related to property management. This includes understanding landlord-tenant laws, fair housing laws, and any other relevant regulations that govern the rental and management of properties.

In our more than 38 years of experience here at Rex Rentals, we’ve realized that property management is a bit of a misnomer. We don’t really manage properties, we do maintenance to property. What we do manage though are all the people that you have contact from a vendor who just did a great job to a plumber that did a lousy job to a tenant that needs evicting. You have to be firm and understand that this is now a business.

Overall, a property manager plays a crucial role in ensuring that properties are well-maintained, profitable, and in compliance with relevant laws and regulations. Property manager is essential to the successful management and maintenance of properties. If you're in need of property management services, be sure to choose a professional and experienced property manager who can handle all of your needs with care and expertise.
