Owner Frequently Asked Questions
-
Am I required to make my property available to Section 8?
In Pinellas County you do not have to participate in the Programs available. However we are very educated and work with many agencies for our investors. -
Are you licensed?
We are licensed through the state of Florida through the Department of Business and Professional Regulation. We also are insured. -
Can you put the money directly into my account?
Yes, we highly recommend Direct Deposit. We close our books on the 15th day of the month. We deposit into your account on the 16th day of the month. Normally the payment is in your account by the 17th day of the month. However, if a weekend or a legal holiday occurs it will slow delivery. -
Do I get to see the lease or sign it?
Our lease has been written by an attorney that has language specifically for Pinellas County, it has the flexibility to add clauses for local municipalities and particular circumstances per property. It is our duty to make sure that all the clauses are correct. You do not sign the lease, we sign as your agent. -
Do you sell real estate too?
We only list for sale properties with our clients. Our main priority is the management of your asset from start to to sale. Or we can help you with a 1031 agent. We do not solicit for sales. -
How long of a lease do you sign?
We recommend a one year time frame. We have an option to renew with a fixed rate in the lease for renewal. We will be happy to explain this feature, it retains tenants for additional terms without the hassle.
