Q: Can you hold a place before I apply?
A: Simply said, no. All applications have to be processed before a reservation can be made.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: Our norm is first and security. The security deposit is normally higher than the rent. It is based per property basic, but is always posted on our site.

Q: Is the deposit refundable?
A: All deposits are refundable if you meet the terms of the agreement. Any fee is not refundable.

Q: You have a property I want to rent. How do I apply?
A: Our process is pretty seamless and also will initiate your cooperation with our systems. You will be able to set a viewing on your own schedule. Our applications are still deliverable with payment to our office location on 1st Avenue.

A: Every owner has their own pet policy and we execute them to their expectations. Prior to entering a lease you will know if the owner is pet friendly and the terms.

Q: My lease expiration is coming and I want to move out. What do I do?
A: If you want to just renew with your existing option you have to do nothing. You will receive 60 days ahead of time what your options are

Q: Who is responsible for paying for repairs & maintenance requests?
A: We always use the toilet is backing up an example. We will send the plumber out; if the toilet clears and nothing is found the owner will pay for the repair. However, if the plumber pulls out Tommy’s toy truck, the invoice will be billed back to the tenant. If the issue is with the property it is the owner’s responsibility. If it is tenant related it is the tenant’s responsibility. This includes any broken windows or screens.
